Income verification may include:

• Employment income: The three most recent pay stubs may be requested.
• New employment: Official offer letters are accepted as income verification.
• Bank statements/assets: The three most recent bank statements may be accepted. Statements are reviewed to confirm that the ending balance consistently meets at least three times the monthly rent.

All applicants remain subject to the community’s standard application, income verification, credit, and screening requirements.

Residents and applicants may request a reasonable accommodation or modification by contacting the leasing office and explaining the accommodation or modification they are requesting. Management will review the request through the community’s established reasonable accommodation process and may request supporting documentation when permitted and necessary.

Requests are evaluated on an individual basis, and residents are encouraged to contact the leasing team at any time if they need assistance initiating or completing the process.

The Rosslyn at Garden Oaks does not typically offer furnished apartment homes. Residents are responsible for furnishing their apartment.

For residents who need a furnished option, third-party furniture rental or corporate housing services may be available separately.

Subletting is generally not permitted without prior written approval from management. Residents should not allow another individual to take over or occupy their apartment outside the terms of the lease.

If a resident needs to make changes to the lease or is interested in a lease transfer, they should contact the leasing office. Management can review the specific circumstances and explain any eligibility requirements, applicable fees, and available options in accordance with the lease agreement and community policies.

Residents are required to provide 60 days' written notice if they do not intend to renew their lease. The notice should be submitted to the leasing office in accordance with the terms of the lease agreement.

Residents are encouraged to contact the leasing team before their notice deadline if they have questions about renewal options, move-out requirements, or their lease expiration date.

Smoking is not permitted in designated non-smoking areas or community amenity spaces. Residents and guests are expected to comply with the community’s smoking policies and be considerate of neighboring residents.

No. The Rosslyn at Garden Oaks does not have dedicated EV charging stations. However, we offer six EV charging outlets for resident use. Residents using these outlets are responsible for providing their own compatible EV charger and charging equipment.

Yes. The Rosslyn at Garden Oaks offers three complimentary bike storage rooms for residents. These designated bike rooms provide a convenient place for residents to store their bicycles at no additional cost.

The Rosslyn at Garden Oaks uses a Luxer One package room for package deliveries. When a package is delivered and entered into the Luxer system, residents receive a notification with access information for pickup.

Our package room is accessible to residents 24/7, allowing packages to be retrieved at their convenience, even outside leasing office hours.

Yes. The Rosslyn at Garden Oaks has an onsite leasing and management team available during regular office hours to assist residents, prospects, and guests. The community does not operate a traditional 24/7 hotel-style concierge desk.
